What Dwelvero is not

Dwelvero provides property information and decision-support tools using third-party data and automated analysis. It is not a survey, legal report, mortgage recommendation, financial advice or RICS valuation. Data may be incomplete, delayed or inaccurate. You should obtain appropriate professional advice before purchasing property.

How to read our estimates

Our indicative range is derived from recorded sales of comparable properties. It is evidence, not a valuation. Testing during development put the typical error at around 11% where floor area is available and higher where it is not, which is why we publish a range and a separate confidence score rather than a single number.

A low confidence score means the evidence is thin — not that the property is poor.

Missing data is not good news

Where we could not retrieve something we say so. “Unknown” never means “no risk”. Dataset coverage varies, particularly for planning constraints, and an absence of findings is not a legal confirmation that none exist.

Acceptable use

  • · Use Dwelvero for your own property research.
  • · Don’t scrape, resell or redistribute our analyses.
  • · Don’t present our output as a professional valuation.
  • · Third-party data remains subject to its own licence, including the Open Government Licence v3.0.

Beta

Dwelvero is in private beta. Features may change or be withdrawn, and analyses may be recalculated as our methodology improves. Where a report is recalculated we keep the original, so an earlier score stays explainable.

Before launch

These terms are a working draft written during development. They must be reviewed by a qualified legal adviser before Dwelvero is offered commercially.
